Beautiful trees, bountiful plants and water features enhance the grounds of this 1874 English Victorian-style inn. Elegant rooms offer a variety of styles, some with a jetted tub plus a fireplace. A wonderful escape with a serene ambience and friendly staff, whose main priority is to ensure you have a relaxing and enjoyable stay. Welcome cupcakes and innkeepers reception offered every evening. Spread out with upscale surroundings in a cottage or carriage suite, all with courtyard views. Smoke free premises. 15 units, some kitchens and cottages. 1-2 stories (no elevator), interior/exterior corridors.

Pros: Location, quiet at night, veranda was great, breakfast on the veranda was excellent, felt very comfortable, teas and home baking were good - although didn't sample the hors d'oeuvres. Netflix was handy for a night in.
Cons: Room decor in the Sun room was looking a bit tired and could do with being freshened up. Cleaning was less than average, considering we were there for five nights. There were consistent small errors with the breakfast order which was a bit annoying. Comments were provided when we left but we have had no response.

Pros: Thr grounds. The cozy cottage fireplace. The breakfast outside our room. The privacy. The beauty. The peacefulness. The bed mattress & linens. The jacuzzi tub. The fire pit. The evening wine & snacks. The personal care from the sttaff. Everything was perfect!
Cons: I wouldn't change a thing.

Pros: Lovely gardens and very nice common areas with plenty of places to sit and relax. Breakfast and pre dinner wine and snacks were also good. Not close to the beaches at all but only 5 mins walk from good restaurants at state street and a tram (50c one way) which takes you all the way down to the beaches.
Cons: For the price (nearly $600 per night before taxes) I was expecting much much better from the room itself. This was the most expensive place we stayed in on our entire trip (including great rooms in Relais & Chateau properties and 5 star hotels) but was something of a disappointment as the price proved to be wholly unjustified. The bathroom was small and dated, the wifi wholly unreliable and the layout a pain - the coffee making facilities were behind one sliding door and the tv behind its counterpart. We also had resident ants in the bathroom. My husband likened the room itself to a shed (it was the Tack Room in a separate "cottage" ) in feel. A nice boutique b&b but in my experience not remotely close to being worth that kind of money.

Pros: Charming old house with huge character. Lap of luxury.
Cons: An old house full of old house noises at night. People with vivid imaginations may be unsettled.
