Campground Overview

Welcome to Whispering Elms RV Park, A Senior Living Community. We are a small, 22 site community with ample space between sites. We are situated in a scenic, heavily shaded area only minutes from the downtown square of Hillsboro, Texas.

Please note that we are a long-term,  monthly rental RV park for Seniors (55+) – no daily or weekly stays. We recommend booking your initial month online, so we can complete a background check. Within 24 hours we will let you know if your application has been accepted. At that time, we can reserve the entirety of your stay.

Rules

Willful violation of these rules will result in termination of tenancy and barring from the RV Park. These rules and regulations supercede any previous written or discussed. Please notify park management of any incident or accidents as soon as possible. For emergencies dial 911.

RV Campsite

No more than two vehicles licensed by the State of Texas may be kept at each RV campsite in addition to the camper, motor home, or RV. All campers, motor homes, or RVs must be well-kept and in good condition. All campers, motor homes, and RVs fifteen (15) years or older must be approved by Park management. All trailers and dollies of campers must be kept on their respective RV site. Political signs and decorative yard art are prohibited from the RV sites. Outdoor lighting of the RV sites is permitted if kept at a reasonable level of illumination and if the lighting is turned off during quiet hours of the RV Park. Open fires, except as contained within a camper’s grill or cooking device, are not permitted at the RV site. The RV Park will have a dedicated area for fires, available for use by campers upon permission of the RV Park and subject to any county burn bans.

Check-in and Check-out Procedure

Check-in hours are between 12 p.m. and 6 p.m. on the date designated in the Lease Agreement. Please provide notice of the estimated time of arrival prior to arriving at the RV Park. Check-out is any time before 11 a.m. on the check-out date designated in the Lease Agreement.

Litter

Please recycle appropriate litter and deposit trash in designated dumpsters or trash collection designated areas. Please maintain each campsite in a neat and clean condition and remove all trash from the campsite when vacating the RV Park.

Age Limitations

This RV Park is designated for senior citizens only. Other than the gate keepers and employees of the RV Park persons under 55 years of age are not permitted in the park, except for visits by family members between 8 a.m. and 9 p.m., and overnight visits by family members no more than two nights during any month.

Utilities

Water, sewer, trash, electricity, and internet are provided to campers free of additional charge. A coin-operated washer and dryer are provided for campers' convenience. Please judiciously utilize these services and do not use them in a wasteful manner.

Cancellation Policy

Campers will receive a 100% refund if the reservation is cancelled at least 30 days prior to the check-in date. Campers will receive a 50% refund if the reservation is cancelled at least 15 days prior to the check-in date. The reservation is non-refundable if cancelled within 14 days of the check-in date.

Reservation Completion: Lease Agreement Signature Required

To complete the reservation, you will need to sign a Lease Agreement and RV Park Rules.

Senior-Exclusive Park

This park is solely for seniors; no kids are allowed. You must be 55 or older to make a booking.

Parking

Park only in designated areas to protect the plants and soil.

Noise

Loud radio or television sound speakers are prohibited 24 hours a day. Please keep music and television volume to a reasonable level so as not to disturb other campers.

Pets

All pets must be kept on a leash. No more than three pets per campsite. Bag and deposit in trash dumpsters all pet litter. Aggressive animals will not be allowed in the park. You will be asked to leave with no refund if your pet shows any aggressive tendencies or complaints are verified.

Firewood

Downed dead wood offers food and shelter to wildlife and provides essential nutrients for the soil. Please do not gather and burn firewood.

Campfires

Campfires are permitted only in areas which have been specifically designated as campfire areas within the park. Self contained grills, smokers, or other similar cooking devices are permitted within the park, but must be supervised at all times while being used.

Alcohol

Public display or consumption of alcohol is prohibited. All outdoor areas within the park are public.

Arms, Firearms, and Fireworks

The public display or carrying of a handgun or other weapon within the park is prohibited. The shooting or discharging of fireworks within the park is prohibited.

General

These rules and regulations are incorporated in and made a part of the Lease Agreement between Whispering Elms RV Park and its Lessees. Background Check Completion Required for Reservation Confirmation

Your reservation remains pending until a background check is successfully passed.

Waste Water

Waste Water (both black and gray) can only be discharged through the designated dump connections provided at each RV campsite.

Quiet Hours

Quiet hours are from 9 p.m. until 8 a.m. Respect your neighbors so that they can enjoy peaceful and restful evenings.

Safe Driving

Speed limit within the park is 5 miles per hour.
