Campground Overview

Located in Mineral Wells, Texas, Country Living RV Park features pull thru 30/50 amp water and sewer sites along with cabins for those seeking something a little more different. Some amenities include restroom, shower and laundry facilities, WiFi, picnic areas and a clubhouse to list a few. Whether its a short and or long term visit, we hope to welcome you soon!

Rules

VEHICLE RULES

All vehicles coming into the park on a daily or regular basis must be registered at the office. Up to 2 vehicles are allowed to be parked in your assigned site. Additional vehicles may park elsewhere, as assigned by management, for an additional fee. Mechanical work or washing of vehicles is prohibited. No parking on grass. Children age 17 and younger are not allowed to drive any motorized vehicle in the RV park.

FIRE PITS

No wood burning fire pits allowed due to county fire restrictions/burn bans.

SHOWER ROOMS/LAUNDRY FACILITIES

Shower rooms and laundry facilities are for the use of extended-stay guests and overnight RV guests only. Please be sure areas are clean, and make sure both outside entrance doors are closed completely when you leave. Owners/Management are not responsible for accidents, injuries, or loss of personal property.

VISITORS OR VENDORS TO RV LOTS

Please advise management of visitors or vendors coming to your site. Anyone coming to your site is your responsibility and should be informed they are expected to follow park rules/guidelines.

WIFI

Free WiFi service is available in the park. This service is for email or browsing only, not for downloading or streaming.

POLES/SATELLITE DISHES

Confer with management before erecting poles or satellite dishes. No trenching or digging of holes is allowed without prior approval.

LAWN CARE

Lawn care is provided. Please keep outdoor items off the grass at all times.

ELECTRIC SERVICE

Any electric meter/connection within the park will be in park owner's name only. No tampering with electrical boxes. Notify management if there is a problem.

TRASH

The dumpster is for the use of extended-stay guests and RV overnight guests, and for household trash only. DO NOT leave bagged trash outside your RV or cabin. Please put sealed plastic bags of household trash inside the dumpster. Do not leave bagged trash outside, or on top of, the dumpster. Flatten all large boxes. Trash pick-up on Mondays. PROHIBITED DUMPSTER ITEMS: flammable, toxic, or hazardous materials or chemicals; car batteries; furniture; appliances; satellite dishes; or any other large items.

WATER

Please repair any leaks in your RV immediately. If you see any outside leaks to park facilities, please report them to park management immediately.

SEPTIC SYSTEM

The park is on a septic system. Please use septic-friendly bathroom tissue. Nothing is to be put into the septic system other than kitchen/bath water and waste. Do not put oil, grease, or large food particles down kitchen drains. Absolutely no hazardous products or chemicals are to be put into the septic system.

SMOKING

No smoking is allowed in office, restrooms, laundry room, community room, or kitchen. In outdoor smoking areas, dispose of smoking materials in proper receptacles and not on the ground, including your site.

TYPES OF RV'S ALLOWED

No pop-ups campers. No unconventional RVs, converted buses, or trucks with camper shells. All RVs must be fully self-contained, and in good condition. Extended-stay RVs must be 2000 or newer. Management may refuse service based upon RV appearance/condition.

ALCOHOLIC BEVERAGES

You may consume alcoholic beverages, in moderation, at your site. No alcoholic beverage consumption is allowed in any common area including, but not limited to, the office, restrooms, laundry room, community room, pet area, or recreation area.

NO TENT CAMPING

No tents.

ABSOLUTELY NO TOLERANCE FOR THE FOLLOWING IN THE PARK:

NO illegal substances NO discharging of firearms or fireworks NO trespassing NO registered sex offenders NO bows & arrows NO target practice of any kind NO soliciting

SPEED LIMIT

5 MPH. Stay on the roads and do not drive through vacant RV lots.

QUIET TIME

Quiet time in the park is from 10 pm to 8 am, daily.

GENERAL

Follow all federal, state, and local laws.

BACKGROUND CHECK

An approved background check is required for weekly and monthly extended-stay guests. The non-refundable fee is $40, payable by money order or cashier's check, for each person age 18 and over that will occupy any dwelling within the park.

RECREATION AREA

This area is for use of registered extended-stay guests and overnight RV guests of all ages. Sports equipment may be checked out in the office. All children under age 14 must be accompanied outdoors in the park by an adult 18 years or older. Do not abuse or break the equipment. Please observe age-related use of play equipment. Notify office of broken equipment. No pets allowed in recreation area. Alcoholic beverages are not allowed in the recreation area. Owners/Management are not responsible for accidents, injuries, or loss of personal property.

INDEMNITY & WAIVER OF LIABILITY

All facilities are used at your own risk. Customers shall indemnify and hold harmless the owners, management, employees, agents, members, partners, officers, directors, representatives, successors, or assigns (collectively the "Parties") from and against all claims, demands, costs and expenses, including reasonable attorney's fees, arising from any and all damages or injuries caused by fire, water, wind, or acts of God, owner and/or customer actions or inactions (or those of their employees, agents, or invitees), or any other related customer's used and occupation of the RV or cabin site. Damage to park property, including but not limited to: restrooms, laundry, community room/kitchen, utilities, landscaping/trees, vehicles, street lights, and signage is strictly prohibited. We reserve the right to make changes to the park rules, guidelines information, and fees as needed.

SUGGESTIONS/COMPLAINTS

Suggestions are appreciated, as we continue to work on park improvements. Complaints will be addressed quickly for the benefit of all concerned. Suggestions or complaints must be submitted in writing, dated, and signed. Forms are available at the outdoor registration desk or in the office. Please place completed suggestion or complaint form in the drop-box at the office.

PETS

Management reserves the right to refuse pets based on breed or behavior. No pets are allowed inside any of the park buildings, due to health department regulations. All pets must be on a leash outdoors in the park, and well-behaved. The pet's waste must be picked up immediately and disposed of properly, including on your own site. Cats are NOT allowed to run free within the park. Pets are NOT to be left leashed, fenced, penned, caged, or kenneled outside the RV at any time. DO NOT FEED STRAY ANIMALS. Country Living Retreat owners/management are not responsible or liable for any bodily injury, property damage, or medical payments to others, caused by any animal owned or not owned by guests.

SITE OCCUPANCY

Sites, including decks, porches, and patios, are to be kept clean and orderly. No large furniture items, rugs/mats allowed on grass due to mowers. No storage units, fences of any kind, pet pens, cages, or kennels allowed. No clotheslines or hanging of laundry outside allowed. No appliances allowed outside of RV or cabin. No spotlights, floodlights, or high-intensity outdoor lighting allowed. Do not leave bagged trash sitting on the deck, porch, patio, or any location outside. Please respect the privacy of your neighbors and fellow guests, do not walk through their sites. NO subletting your RV or cabin to give accommodation to any person(s) for compensation. No move-ins. NO permitting your RV or cabin to be used by others if or when you are gone for extended periods of time. REGARDING RVs: No large steps, porches, or decks of any size to be installed on RVs without approval of management. Major repairs of RVs on site are not permitted. Hose washing of RVs on site is not permitted. All water hoses/sewer lines must be free from leaks. Hoses/cords/cables should be kept off the ground, due to mowers. Outdoor items provided at site hookups; i.e. sewer caps, weatherization buckets, etc are to be left at site when departing. Please be sure your awning and outdoor items are secured when you plan to be away and leave RV unattended. Owners/Management are not responsible for your personal property. REGARDING CABINS: No smoking is allowed in cabins at any time. A maximum of 2 dogs or cats may be kept in the cabins, with management approval, and payment of pet deposit. No structural changes or additions to the cabin are permitted. Please be sure your outdoor furniture or other items are secured when you plan to be away and leave cabin unattended. Owners/Management are not responsible for personal property within or outside of the cabin.

CHILDREN

RV and cabin guests are responsible at all times for the safety and behavior of their children. Children under the age of 14 must have adult supervision in all common areas and outdoors in the park.

COMMUNITY ROOM

The Community Room/Kitchen facilities are for the use of extended-stay guests and RV overnight guests. At various times, the room may be rented to a guest or the general public for an activity approved by management. Reservation information and forms are available in the office.
