Swimming Pool and Fantastic Fishing

Salt Water Flats is an RV Resort built especially for fishermen with most sites being large enough for an RV, a boat, and a vehicle. Bask by the pool when you return from fishing and boating. Free personal internet with blazing fast speeds so you dont have to share wifi with anyone else in the park. Low rates, and congenial neighbors make this an ideal vacation home. There is a 2 person max occupancy per camper. 2 Visitors allowed on a short term stay of 3 days.

Clubhouse with Recreation Room &  extra large showers.

Covered BBQ pavilion, with tiki bar theme and BBQ pits. Plenty of place to plug in phones, mix up a frozen drink and relax in the sun.

Onsite management

Boat parking at your site for no charge, boat rinsing is $25 a month so you can remove saltwater after putting your boat after the ocean.

Check In

Check In Time: 2PM | When you arrive, there is a ring doorbell on the front office in case there is nobody inside. You may ring the bell and also call 361-205-7275. Please remember to bring two co-axial cables. One is for TV and one is for your personal internet. You may also want to bring a 30amp to 50amp adapter if your camper is 30amp. Our park tends to run better off 50 amp connections. Cabins come with all bedding, linens and towels and also the basics in the kitchen. The kitchen features a refrigerator, microwave, hot plate/skillet, coffee pot, silverware, dishes, cups and plates. Please bring laundry soap if you would like to wash your items while on your stay. We do not provide coffee so that would be another thing to pack. Your internet password is located on the router for your stay. If you are in an RV, you will have to bring two 15 foot co-ax cables and receive a router from the office. We have two pools and a Margaritaville style pavilion with BBQ pit on site as well. There is a max of 2 people per unit/rv site. Visitors are allowed on a short term basis of 3 days with no fee then there is an additional $10.00 per day per guest fee for longer stays. We are located next to the golf cart store, at 4221 TX-35 South, Rockport Texas. It is better to put Saltwater Flats RV Resort into your GPS to find us.

Rules

Visitors

Visitors of any age are limited to a max of 2 and 72 hours per week/216 hours per month. If you are needing more time with them or have extra guests, please let management know and we will make arrangements if we can. Visitors that exceed the 72 hour visiting policy/Max guests will be charged an additional $10.00 per day/per guest. Visitors are at management discretion and may be asked at any time to leave the park for disruptive or dangerous behavior. Any new residents must be background checked and fill out application prior to their stay with us. YOUR SITE INCLUDES 2 ADULTS MAXIMUM MONTHLY WITHOUT WRITTEN PERMISSION FROM THE OWNER. ANYONE RESIDING ON THE PROPERTY LONG TERM IS REQUIRED TO HAVE A BACKGROUND CHECK PRIOR TO THEIR STAY AND APPROVED BY THE OWNER. NO VISITORS are allowed to stay overnight IN CABINS without written approval.

Mail & Packages

Mail and packages will be placed in mail area in the Rec Room. We do not sign for packages. Please put your site number on all mailings. If your package is missing please contact the mailer or local post office do not contact the manager.

Hurricane Evacuation Plan

YOU MUST MOVE. BY LAW AND PER FEMA YOU ARE NOT AUTHORIZED TO LEAVE YOUR CAMPER AND MUST MAKE EVERY POSSIBLE ATTEMPT TO REMOVE IT. WE ARE NOT RESPONSIBLE FOR DAMAGE/INJURY OCCURRING ON THE PARK TO YOU OR YOUR GUESTS OR YOUR PROPERTY. WE ASK THAT ALL RESIDENTS LEAVE THE PARK AT A CAT 1 NOTIFICATION OR SOONER! YOU WILL NOT BE ALLOWED TO LEAVE ITEMS BEHIND; IF IT IS IMPOSSIBLE TO MOVE THEM THEY MUST BE CHAINED PROPERLY TO STURDY STRUCTURES, IF YOUR ITEMS ARE DAMAGED OR CAUSE DAMAGE TO THE PROPERTY OR OTHER GUESTS PROPERTY YOU WILL BE HELD LIABLE; PLEASE ENSURE YOU HAVE A PLAN TO VACATE SHOULD THIS OCCUR..

Gatherings at site

Gatherings at sites are to be respectful to other guests surrounding you. If noise becomes a problem we reserve the right to ask you to shut the gathering down if there are complaints and or ask you to leave with no refund immediately. Please be respectful to your neighbors.

Pool Rules

NO LIFEGUARD ON DUTY. SWIM AT OWN RISK. NO DIVING. NO GLASS. NO PETS. NO CHILDREN AFTER 6PM. MUST FOLLOW POOL OCCUPANCY RULES AT ALL TIMES. ANY CHILDREN MUST BE ACCOMPANIED BY AN ADULT. WE RESERVE THE RIGHT TO ASK YOU TO LEAVE THE POOL AND OR PREMISES IF YOU ARE NOT ADHERING TO THE RULES OF THE POOL/RESORT. THE POOL CAPACITY IS MUST BE FOLLOWED AT ALL TIMES FOR HEALTH & SAFETY. SHALL YOU OR YOUR GUESTS VIOLATE THE CAPACITY LAWS POSTED, YOU MAY BE HELD LIABLE FOR INJURIES/SICKNESS OR DEATH RESULTING FROM OVER CAPACITY. IF RULES ARE VIOLATED AND INJURIES OCCUR, YOU WILL ASKED TO LEAVE THE POOL AREA AND OR BE LIABLE. *POOL HOURS FOR ALL AGES ARE 8AM-6PM. After 6pm adults only. *WE RESERVE THE RIGHT TO ASK ANYONE WHO IS MISBEHAVING OR VIOLATING RULES TO LEAVE THE POOL AT ANY TIME; GUESTS ARE TO BEHAVE IN A SAFE MANNER AT AND CHILDREN MUST BE SUPERVISED IN ALL AREAS OF THE PARK, WE RESERVE THE RIGHT TO ASK ANYONE TO LEAVE CAUSING DISRUPTION TO OTHER GUESTS* GUESTS ARE NOT TO DIVE JUMP/RUN/PUSH/YELL OR ACT IN A MANNER WHICH IS NOT SAFE. PLEASE MAKE SURE YOU SHOWER PRIOR TO GETTING IN THE POOL AND HAVE KIDS USE THE BATHROOM FREQUENTLY... PLEASE NO GLASS/BODY OILS OR LOTIONS TO BE USED WHEN ENTERING INTO THE POOL. PLEASE RINSE OFF IN THE OUTDOOR SHOWER PRIOR TO GETTING BACK IN. IF THERE IS A PRIVATE EVENT TAKING PLACE IN THE POOL AREA WILL BE CLOSED DURING THOSE TIMES.

Code of Conduct

Guests are responsible for their visitor’s behavior and compliance with Resort rules. Please be courteous to other guests around you. Loud, objectionable noise is not allowed at any time. Profanity, violence, or inconsideration towards other guests and/or Resort personnel will not be tolerated. YOU WILL BE ASKED TO LEAVE IMMEDIATELY. Please leave the resort facilities as you would like to find them. Please clean up after using resort facilities such as rinsing the shower, sink, etc. No soliciting of business is allowed on company property unless specifically permitted such as a resort-sponsored event. Signs for the sale of products, services and RVs are not allowed. Smokers, please do not throw your cigarette butts on the ground. No possession or use of illegal drugs or firearms is permitted on resort.

Vehicles/Golf Carts/Recreational Toys

Speed limit within the Resort is 5 mph. For the safety of all this rule is strictly enforced. Kids are not allowed to operate carts. No sleeping in personal vehicles, or anywhere outside of your RV. Vehicles in a state of disrepair will not be allowed to remain on Resort property. One habitable and two non-habitable vehicles are allowed per site and must be parked completely on the pad within the site. Please do not park on the grass, gravel, mulch, along the roadways, or in vacant sites. ATVs, UTVs, and dirt bikes or similar motorized vehicles are not allowed on Resort property. No repairs or maintenance may be done on the Company’s property. All vehicles must have current insurance in place at all times. Anyone operating a motorized vehicle must possess a valid driver's license. Drive only on the roadways and never through an empty site. All vehicular noise is to be kept to a minimum.

Quiet hours & RV Etiquette

Quiet hours are 10pm to 10am. DO NOT LET KIDS RIDE SCOOTERS OR BIKES ETC ALONE OR UNATTENDED AT ANY TIME. IFYOUR CHILD IS SEEN UNATTENDED WE RESERVE THE RIGHT TO ASK YOU TO LEAVE THE PARK.

Router deposit of $50.00

Cable & Internet THERE IS A $50 REFUNDABLE DEPOSIT FOR A MODEM PLACED ON YOUR BILL, IF THE MODEM IS NOT RETURNED YOU WILL BE CHARGED $150.00. INSTRUCTIONS ON HOW TO SET UP TV/INTERNET: The line from the top is the TV the bottom is the internet. The TV is a NO BOX system. You will run your cable on the top to the Cable connection and the cable to your TV directly from the wall and run a channel scan. The bottom is for the internet only and you must run a cable directly to the back of the box. All lights should light up and the username and password is on the side of the router. You should get 40 analog and 40 digital. These may be duplicate channels. You may get a router at the office with a $50.00 deposit to have your own personal internet here at the park or obtain your own service.

Site upkeep

YOU ARE REQUIRED TO KEEP YOUR SITE LOOKING PRESENTABLE AT ALL TIMES. PLEASE REMOVE ANY TRASH, DEBRIS, ROTTED ITEMS FROM AROUND/UNDER CAMPERS SO THAT WE MAY COME IN AND REMOVE THE PILED-UP LEAVES AND LANDSCAPE YOUR YARD; IF THERE ARE ITEMS IN THE WAY; WE WILL NOT BE ABLE TOCLEAN/LANDSCAPE PROPERLY. NO INDOOR ITEMS OUTSIDE PLEASE. If you are long term and need to store items under camper, please speak to management about your situation. All approvals are on case-by-case basis. We request you keep a leaf blower at your site in order to keep your site looking presentable at all times. We reserve the right to ask you to clean your site/remove any items from site. Please keep all hoses and cords neatly placed. HOSES MUST NOT LEAK AT ANYTIME. NO SECONDARY WINDOW OR WALL ACS PERMITTED WITHOUT PERMISSION. WINDOW OR WALL ACS MUST BE APPROVED BY MANAGEMENT.SHORT TERM GUESTS ARE NOT PERMITTED TO WASH CAMPERS/TRUCKS/GOLF CARTS IN THEIR SITES AT ANY TIME.LONG TERM GUESTS MAY HAVE THEIR CAMPERS CLEANED/DETAILED 2X PER YEAR OR WITH PRIOR WRITTEN PERMISSION IF YOU NEED ANOTHER SERVICE.

Site Condition

YOU ARE REQUIRED TO KEEP YOUR SITE LOOKING PRESENTABLE AND DEBRIS FREE AT ALL TIMES. If you are a long term resident and need to store items under your camper, please speak to management about your situation. All approvals are a case by case basis. Please keep all cords and hoses neatly placed as close to or under your camper as possible. We ask that you have a blower and blow all leaves to the back of your site. RV SEPTIC: Please do not flush anything except for RV toilet paper in cabins or RV Sites. If any plumbing clogs or damages occur due to flushing female products, paper towels, wipes, hair, toys, Qtips, cotton, or anything which may cause the drains to clog and you are found to be at fault, you will becharged accordingly. Please do not use RIDEX, Bleach or any other chemicals which may disrupt the septic system.

Bath & Shower House Facility

Please limit public showers to 10 minutes per use. Please remove any hair, trash or debris left behind in showers. Do not leave personal items in shower or bathroom.

RV & Vehicle Condition

VEHICLES/TYPES OF CAMPERS: Your RV/Vehicles should be in good condition. All RVs/vehicles/work trucks must be approved prior to your stay. We reserve the right to refuse RV’s that are not up kept and in good condition/this includes RV’s which show signs of damage already on the park. No business vehicles kept at the property are allowed to operate/sell without the prior written permission of the owner and must remain registered and in drivable condition. We allow other types of recreational vehicles to be put in sites with approval from management/however they must abide by all rules given at the time of this agreement and be agreed upon prior to your stay. Your RV must not have rips or damage to awning.

Sewer

All sewer connections must have an airtight seal as required by State & Federal law. All sewer hoses must be elevated and free of leaks. You must use septic-friendly tank treatment and RV toilet paper, no other chemicals or paper products including flushable wipes, paper towels or feminine products. For Cabins: If any plumbing clogs or damages occur from you not following the rules you will be charged accordingly to repair the issue. DO NOT USE RID-X, BLEACH OR ANY OTHER CHEMICALS AS THEY MAY DISRUPT THE SEPTIC SYSTEM

BACKGROUND CHECK

*AUTHORIZATION FOR BACKGROUND CHECK (Written authorization is necessary for completion of the application process.) I hereby authorize Saltwater Flats RV Resort to investigate my background and qualifications for purposes of evaluating whether I am qualified to reside at the park in which I am applying. I understand Saltwater Flats RV Resort will utilize an outside firm or firms to assist it in checking such information, and I specifically authorize such an investigation by information services and outside entities of the company choice. I also understand that I may withhold my permission and that in such a case, no investigation will be done, and my application will not be processed further. I hereby authorize Saltwater Flats RV Resort to obtain my background/credit information

AT THE END OF YOUR STAY

PLEASE PROVIDE A WRITTEN 30 DAY NOTICE PRIOR TO LEAVING. MAKE SURE TO REMOVE ALL ITEMS FROM YOUR SITE FAILURE TO DO SO MAY RESULT IN CHARGES FOR CLEANING AND DISPOSAL OF ITEMS LEFT BEHIND! AT THE END OF YOUR STAY IN CABIN OR RV SITE: PLEASE PROVIDE A WRITTEN 30 DAY NOTICE TO THE MANAGEMENT PRIOR TO LEAVING. PLEASE DO NOT LEAVE ITEMS AT YOUR SITE. PLEASE SWEEP AND WASH DOWN YOUR PADS AND RETURN YOUR EQUIPMENT TO THE OFFICE TO AVOID ANY ADDED FEES. IF YOUR SITE HAS ITEMS LEFT WE RESERVE THE RIGHT TO CHARGE FOR THE DISPOSAL/REPAIR AND CLEANUP. IF YOU ARE IN A CABIN PLEASE PLACE ALL TRASH IN DUMPSTER PRIOR TO LEAVING. PLEASE RETURN ANY KEYS. THERE IS A $50 CHARGEFOR LOST KEYS FOR CABINS/REC ROOMS/POOLS ETC.

Security

Security cameras are in use in common areas of the property. These devices, or lack thereof, are not a guarantee of personal safety or protection of personal property and are not a guarantee against criminal activity. Management is not responsible for lost, stolen or damaged articles. Please be sure to keep your valuables and bikes locked when not in use.

Booking Policies

Rates include Two (2) people, All visitors must check-in at the office. Rates include two (2) vehicles. Additional vehicle parking may be available, please inquire with the resort. Monthly rates do not include electric usage which is billed back at the completion of each month at the prevailing electric rate 0.14 per kWh. A late check-out may be available by request. Please inquire with the Front Desk in advance. No refunds for early departures.

THE PAVILLION MAY BE RESERVED FOR AN EVENT FOR $250 PER DAY. YOU MUST MAINTAIN CLEANLINESS AND WE ASK THAT NO GLASS BE BROUGHT INTO RESORT

2 person MAX per Camper.

2 persons permitted per camper. Visitors limited to 2 for short term overnight stays. Please review visitor policy above. We have cabins for visitors stays. Please consider this as an option for longer term visitors.

Trash & Debris

DO NOT LEAVE TRASH BAGS OUT IN FRONT OF YOUR DOOR, AT YOUR SITE, IN CARTS, BOATS OR VEHICLES. THE DUMPSTERS ARE LOCATED IN THE FRONT OF THE PARK. PLEASE DO NOT DISPOSE FURNITURE WORK DEBRIS/ OR LARGE ITEMS. YOU MUST BREAK DOWN BOXES PRIOR TO PLACING THEM IN THE DUMPSTER. PLEASE ASK US WHERE TO DUMP BBQ ASH, WE DO NOT PERMIT ASH TO BE DUMPED IN YOUR SITE.

Salt Water Flats RV Resort is a privately owned resort.

Management reserves the right to refuse services, ask visitors to vacate or deny access to anyone under any circumstances it deems necessary. There are no refunds if you are asked to leave the resort. The above rules & guidelines were established to maintain high standards of cleanliness, safety, and maintenance, with a “Good Neighbor Policy” in mind. Since every contingency cannot be covered in a set of rules, we reserve the right to update the Rules and Regulations at our discretion. Your compliance is very much appreciated and will ensure a pleasant stay for all. RELEASE OF LIABILITY: We are not responsible for any injuries/theft/damage to campers to anyone on the park, whom reside in the park or visiting the park; you are responsible for your guest’s safety & behavior. Children under 18 years old visiting/staying on the property, must be supervised at all times and are not allowed in any of the facilities, restrooms, or rec room alone. Our pools are very shallow, please follow the signs posted. Please instruct children we do not allow diving or jumping at our pool area and you will be asked to leave should this occur and your permission may be revoked indefinitely should the violation reoccur. Cabins, bathhouses, walkways, RV pads, rec rooms and patios may become slippery. Please wear protective shoes at all times. By signing this agreement you understand that we are not responsible for theft of your items left out, injuries to you or your guests, damage to your RV of any kind, etc. You hereby waive your right to a jury/trial proceeding should you be unable to pay dues/fees on time or violate the rules. You agree you will leave the park within 72 hours of notice of non-payment or rule violation. We reserve the right to refuse payment arrangements. If the police have to be notified for any reason affecting safety or quiet enjoyment of others, you will be asked to leave immediately. Owner reserves the right to increase/decrease the monthly fee with a 30 day notice of increase to residents. NOTICE: This property is privately owned. The camper accepts camping privileges with the understanding that he does hereby release the Campground, its officers and employees of all liability for loss or damage to property and injury to person arising out of use of its camping facilities, and agrees to indemnify the Campground, its officers and employees, against claims resulting from loss or damage to property or injury to the person of any member of the family or guest of the registered camper arising out of the use of its camping facilities. By signing this agreement, you understand that no abuse/bullying or harassment toward owners/management or other guests will be tolerated at the park or online. This includes posting on Facebook/Instagram/google/ or any other internet sites slandering the park/management/owners or guests. By signing this agreement, you agree that any issues you may have, will be sent to saltwaterflatsrvresort@gmail.com. We would like the opportunity to correct issues you may be experiencing and we want your stay to be as comfortable as possible. We kindly ask that if you have a problem with anyone on the park that it be discussed with management directly. Should you post things online, in print or publicly about the park, staff or guests; or become aggressive/violent with any part of our staff, we reserve the right to ask you to leave the park in 72 hours. This a month to month agreement and can be terminated at any time. This park is privately owned, you are a guest here; In no way are you to consider yourself a tenant or have a lease with the property.

Pet Policies

Pets are prohibited in ALL Resort buildings, including restrooms, pool area, tiki hut etc. ALL PETS ARE ON A CASE BY CASE BASIS TO BE APPROVED BY STAFF PRIOR; Non-aggressive pets are welcome and must be registered at the Front Desk upon arrival. Breed restrictions are as follows: Pitbulls, Doberman, Rotweiller will not be allowed on the property. Guests should carry proof of pet’s current vaccinations and also service dog information. Pets must be kept on a maximum 6-foot leash at all times while within the Pets may not be left outside unattended. Guests are responsible to “clean up” after their pet. All pet waste must be properly disposed of in a trash receptacle. Noisy, vicious, or unruly pets are not allowed. Guests who are unable to control their pets or keep them quiet will be removed from the premises immediately. The Company is not responsible for and will hold accountable pet owner for any injury or damage caused by pet(s). In addition, the owner of the pet that causes injury or damage to others is expected to resolve the issue directly with the injured party.

Electric

Plug your RV power cord in firmly with no space between the plug and the chosen receptacle. Turn on the appropriate power breaker after plug has been inserted. Excess cord must be coiled neatly on the concrete. When departing, turn power breaker off before disconnecting your plug from the receptacle. We are not responsible to damage to your RV for power surges or electrical issues.

Boat/RV/Truck WASHING RULES/ YARD WATERING

Most sites have a sprinkler system here, we do encourage watering your site up to 2x per week, after 6pm and before 8am. Please limit sprinkler use to 15 minutes per watering; do not leave while sprinklers are on. IF YOU WOULD LIKE TO BE ABLE TO RINSE DOWN YOUR BOAT AFTER USE, A $25 FEE PER MONTH WILL BE ADDED TO YOUR BILL FOR WATER. (NOT TO EXCEED 10 MINUTES PER RINSE)
