Campground Overview

Sunshine Village is an active adult RV and MH resort community - nestled in the heart of Central Florida's lush countryside between Tampa and Orlando!

We have paved RV Super sites, paved standard sites, RV grass sites, precision factory-built manufactured and "pre-loved" homes. Whether you stay overnight, a season, or all year long, our residents and RV guests enjoy generous amenities and ongoing activities.

We are conveniently situated to provide the best of two worlds: quiet countryside living, but we are also near cultural events, fine-dining, entertainment, shopping and even adventure. Sunshine Village is minutes away from major shopping outlets and an equal distance from the action and activities of Orlando and Tampa - both are less than an hour away!

Check In Time: 12AM | Arrivals must check in prior to sunset or 8PM, whichever is earlier. Management reserves the right to assess whether or not the RV, motorhome, or trailer, etc. is in keeping with the requirements of the park

Area Tips

Sunshine Village Resort is perfectly located to many of Florida’s best attractions, regional and local shopping, cultural and performance art venues, fishing, boating, hiking, biking and many more great life experiences. To the West within 45 minutes, are Florida’s well known Gulf Coast beaches and cities. As well, the beautiful East coast beaches of Daytona, Smyrna and Ormond are less than a day trip away.

While our resort is located within the quiet countryside of Sumter County, we are strategically located an equal distance from the action and adventure of both Orlando and Tampa; less than 1 hour.

For the healthy lifestyle enthusiast there are plenty of outdoor recreational venues in the area. Within 5-10 minutes, there is canoeing/kayaking, boating, fishing, hiking, biking, horseback riding and more. For golfing, you’ll find several quality golf courses within 30 minutes. Finally, if you are living life in the fast lane, you can experience air boating, skydiving, off road vehicle and motocross riding to your hearts content.

You bet there is golfing nearby – THIS IS FLORIDA! Here are just a few to choose from. We included the historic El Campeon' even though it’s a 35 minute drive away. It was designed and built in 1917 making it the South’s oldest golf course. It’s exceptionally situated inside The Mission Inn Resort in Howey in the Hills. Stay the day and experience divine dining along with many other great activities.

It's a great place for Food, Fun and Fabulous Flea Finds with areas for indoor and outdoor dining and shopping. The market is known for offering great deals unique collectibles. They are shopped regularly by serious collectors, decorators and antique dealers.

Sumter County is home to three Villages Town Centers which offer an array of shopping and dining. Each town has a specially themed atmosphere with movie theaters and nightly life entertainment. Activities at these 3 awesome town centers are available 365 days per year! 

Rules

Vehicle Policy

Two motorized vehicles per lot (otherwise, see the office about overflow parking). Major vehicle repair is not allowed on site. Dumping of motor oil on Community property or in garbage is prohibited

General Policies

1. Smiley faces only – Please leave your frowns at the entrance! 2. Please keep the resort litter-free, tidy and neat. 3. All overnight guests must register at the office. 4. Visiting children under the age of 13 must be accompanied by an adult at all times. 5. Smoking isn't permitted in the public buildings or in close proximity to the doorways. Please properly dispose of cigarette butts. 6. Garbage must be put in plastic bags before placing in the garbage container. 7. Portable canopies are not allowed. 8. Only umbrella-type clotheslines are permitted. Obtain permission before digging. 9. Sewer hoses must maintain a complete seal. 10. Water hoses must have a shutoff valve. 11. Please don't water the lawn, and please locate your flower pots next to your RV to allow for mowing. 12. Quiet time is 10 p.m. to 8 a.m. 13. The Community assumes no liability for personal injury, theft, fire, or damage to car or RV. 14. Please respect other sites and RVers. 15. Use of firearms, fireworks, weapons, air guns, etc. are strictly prohibited and will cause immediate eviction. 16. Persons failing to observe Community guidelines and rules will be asked to leave. 17. Do not use “formaldehyde” chemicals, as these are harmful to our sewage treatment facility. 18. Check your electrical plugs monthly to ensure they're not loose or overheating. 19. Sunshine Village reserves the right to reject any RV unit which is not compatible with units in the Park

Wildlife Policies

In order to provide the best atmosphere, enjoyment, and safety of all our residents and guests, Sunshine Village has put in place the following new Pet and Property Policies. We LOVE Cats, Dogs, Squirrels, Birds, Rabbits, and all of God’s other creations, therefore we MUST ALL take responsibility for the policies set in place that protect them. Again, it is for the wellbeing of the animals and for the serenity of our Community. These policies will be strictly enforced by Sunshine Village, with no “special” exceptions. By feeding ANY “stray” animal, Domestic or Wildlife, you are hurting them, not helping them. If you wish to care for a Cat or Dog, PLEASE, take it INDOORS and care for it. If you do not wish to have a domestic animal live indoors with you, you MUST not care for them in any way. Do not feed, water, or provide for them in any way if you are not going to claim ownership of said animals. Due to an increased number of complaints and concerns regarding “stray” domestic and wildlife animals within our Community, it has become necessary for us to update our PET POLICIES. Unfortunately, along with the strict enforcement of our new Pet Policies, there will also be financial ramifications for anyone found not in non-compliance of the policies, as set forth in this notification. 1. ALL DOMESTIC ANIMALS (Dogs and Cats), SHALL be Leashed and/or Harnessed, and under the owner’s control at ALL times. 2. NO Animal is to be on a Tie Out/ Tethered or left outside unattended. (You MUST be outside with the animal, and in FULL control. 3. Pet Playpens, Fences, Screens, or any other means of corralling pets is STRICTLY PROHIBITED. 4. If you feed, water, or in any other manner provide for an animal, it will be deemed to be YOUR Pet, and YOUR Responsibility. 5. If you have paid to have any domestic animals microchipped, spayed or neutered, or provide for any Veterinary care for said animals, it will be noted that said animal(s) belong to YOU. 6. NO Domestic Animals are to be left outside overnight. If animals are found loose outdoors, said animals will be trapped and removed permanently from the Community. 7. Wildlife Animals: Due to the fact that there has become a high population of wildlife, squirrels, peacocks and other birds, there shall now be a NO BIRD FEEDING (or Bird Feeders) policy strictly enforced throughout Sunshine Village Community. No feeding of any kind to any species of wildlife will be permitted on Sunshine Village Community. (Including any wildlife in ponds). Any Resident, who knowingly protects the “strays” within the Community will be responsible for all fees not only incurred via the Humane Society, but also pet policy violation fees, which will be assessed to your monthly lifestyle fees. Any Resident, who knowingly sets out Bird Food/Seeds (whether in a feeder or on the ground) will be assessed a Penalty Fee that will be added to your monthly Lifestyle fee. Any Resident, who knowingly provides any food source(s) to any other form of wildlife, (Squirrels, Peacocks or other Birds, Skunks, Rabbits, etc.) will be found in violation of pet policies and a violation fee will be assessed to your Lifestyle fee. Penalties (EACH Violation): ANY Domestic Animal that is retrieved from a Humane Society or other shelter through verification microchips, or other knowledge of “ownership”, that resident will be accessed a $100.00 Pet Policy Violation Fee. ANY Resident found to be feeding ANY Wildlife Animals within Sunshine Village Community will be assessed a $100.00 Policy Violation Fee. We appreciate your cooperation in the following matter. *The Sumter County Department of Health has recently Confirmed a case of Rabies in a cat in Webster, Florida*

Speed limit is 10 mph and, for the safety of everybody, it is strictly enforced

Cancellation Policy and additional fees

Thank you for your interest in Sunshine Village! There will be a $25 administration fee deducted for ALL cancellations in addition to the following tiered cancellation penalty schedule: **5 mos. notice of cancellation = 10% of deposit withheld **4 mos. notice of cancellation = 20% of deposit withheld **3 mos. notice of cancellation = 30% of deposit withheld **2 mos. notice of cancellation = 70% of deposit withheld **1 mos. notice of cancellation = 100% of deposit withheld NOTE: RATES ARE FOR TWO PEOPLE, ADDITIONAL GUESTS WILL BE CHARGED $5/DAY PER PERSON. If you have more than 2 pets, an additional fee will apply. Please notify our office. Daily rates include electric. All other rates do not include electric and will be an additional charge. RATES ARE SUBJECT TO CHANGE WITHOUT NOTICE

Pet Policy

1. Pets must be kept on a short leash (no longer than 6 feet) under control of their owners and must not disturb neighbors. 2. All pet droppings must be picked up and placed in a plastic bag before depositing in the garbage. 3. Pets must be attended when outside. 4. Pets may be left unattended indoors but must not disturb others. 5. Although we enjoy pets, they’re prohibited from being inside our buildings. 6. If you have more than 2 pets, additional fees will apply.
