Parking and Vehicles
1. There is a 2-vehicle limit on each site plus your RV. Overflow parking must use the designated area. 2. All vehicles, including the RV, must have current registration, inspection, and license plates. 3. All vehicles must be in operational condition. 4. Vehicles may not protrude from the RV site into the flow of traffic. 5. No mechanical repairs of any type are allowed to either vehicles or RVs. 6. No changing of oil is allowed. 7. The speed limit inside the park is 10 mph. 8. Parking is allowed in designated areas only. Parking in vacant RV sites is forbidden and will result in being charged the daily rate and/or having the vehicle towed. 9. No parking of semi-trucks, trailers, boats, equipment, or oil field machinery is allowed outside of designated areas without management approval.Arrivals, Departures, Payment and Fees
1. Check-in time is 2:00pm. Check-out time is 11:00am. 2. There is a maximum of six (6) residents per site. The standard fee covers two adults and 4 children; additional persons incur a charge based on current rates. 3. Full payment is required at the time of reservation for daily and weekly guests. Monthly residents must pay first and last month's rent upon check-in. 4. Rent is due on the 1st day of each month. A late fee of $50 will be assessed on the 5th if payment is not received. 5. Residents are responsible for remembering when rent is due and paying on time. If rental fees are more than 10 days late, the resident will be evicted immediately. 6. A two-week move-out notice is required for all monthly rentals. 7. No refunds are given for early departure. 8. A Resident Data Form must be completed for all residents and kept on file with park management. 9. Guests must leave their site clean and undamaged upon departure, and they remain fully responsible for any unpaid fees or property damage costs incurred during their stay.Rig and/or Appearance
1. Management reserves the right to refuse service to any rig based on its appearance and/or condition. 2. Proper leveling blocks must be used to level a rig; cinder blocks are not allowed. 3. Steps should be the right size for the rig and cannot be hand-made. 4. Pressure regulators are recommended for water connections. 5. It is mandatory to keep sewer and/or gray water hoses in an accordion and attached to a sewer connection (collar/donut) to prevent sewer gases from escaping. Tanks must be kept closed unless dumping. 6. Open flames are strictly limited to cooking grills to ensure park safety. 7. Outside items must be kept neat and orderly. 8. No clotheslines are permitted. 9. Trash must be deposited in the on-site dumpster. 10. Smokers must use a tin can or ashtray outside for cigarette butts; throwing them on the ground is prohibited and will result in a fine if the lot is not kept free of them. 11. No storage containers are allowed on the site unless they are kept under the rig and maintained in a neat manner. 12. No window A/C units are allowed. 13. Ladders must be attached to the rig. 14. No swimming pools or trampolines are allowed on the site.General Rules
1. Quiet hours are from 10:00pm to 7:00am. Loud noise and/or music coming from a lot, RV, or car at any time may be subject to a fine. 2. Assigning or subletting your site is prohibited. 3. Management does not guarantee the same site if you choose to extend your stay; extensions must be checked with management. 4. A $50 late fee is charged if payment is not received by the 5th of the billed month and a balance remains on the account. 5. There is a $35 fee for returned checks. A cashier's check or money order will be immediately required to cover the check amount, the $35 fee, and any applicable late fees. Personal checks will no longer be accepted for future payments after a check is returned. 6. The park is on a septic system. Do not flush paper towels, diapers, baby wipes, feminine products, condoms, needles, food, grease, or anything other than RV-safe toilet paper. 7. Discharging or displaying firearms, paintball, B-B, pellet, air guns, slingshots, or any other type of weapon is prohibited. 8. The park operates on a year-round water conservation program; washing campers or vehicles, or wasting water is prohibited at all times. 9. Residents are liable for any damage to buildings, grounds, lots, or utility meters caused by their own or their guests'/children's negligence. Onerous, obnoxious, or offensive activity, excessive noise, abusive language, public intoxication, or property interference will cause eviction. If law enforcement is called for a disturbance at a site, the occupants must vacate the park immediately. 10. Management pays for water, power, and sewer. Residents are responsible for propane, phone service, satellite, etc. Winter residents must winterize their trailers in accordance with management. 11. Illegal drugs are strictly prohibited on the premises at all times and will involve immediate notification of law enforcement and eviction. 12. The use of fireworks is entirely prohibited. Firearms on the premises must comply fully with all applicable laws, and storing hazardous materials anywhere on park property is strictly forbidden. 13. Visitors must comply with all park rules and park only in designated areas. 14. Management reserves the right to modify park rules at any time for safety and efficiency, and tenants will be informed of changes. Violating any of these rules may result in formal warnings, additional fees, or immediate termination of occupancy.Pet/Animal Rules
1. All pets/animals must be on a leash held in the owner's hand at all times while outside. Animals cannot be left unattended outside the RV. 2. Owners must clean up after their pets/animals on their lot, while walking, and in the dog park area. 3. Constant and frequent barking will result in being asked to leave the park. 4. There is a 2-pet limit, subject to management approval. 5. Assistance animals are permitted with approval and proper paperwork. 6. All animals must be screened prior to move-in, and a Pet/Animal Assistance Agreement must be completed and filed with management. 7. Aggressive breeds are not allowed.THE VALUE OF TRIP CANVAS
