Rules & Regulations
Leash & Supervision:
Dogs must be restrained at all times. Campsite tether leads cannot reach roads or adjacent sites, and cables must be cleaned/stored before leaving. Never leave dogs unattended.
Restricted Areas & Noise:
Dogs are not permitted inside the bathhouse. Excessive barking will not be tolerated.
Breed Restrictions:
Aggressive dogs are prohibited. NO Pit Bulls, Pit Bull mixes, Rottweilers, or Rottweiler mixes are allowed in the campground.
Waste Cleanup:
Owners must carry a pet waste bag and immediately pick up after their pets.
Gated Storage Lot:
A gated parking lot is available for larger boats (not to be used for storing unused items).
Pet Limit:
Maximum of two dogs per campsite.
Camper Washing:
Campers may be washed up to twice per year and must be kept clean of mold and excess dirt.
Boats on Site:
Boats must not block the view of other campers. Pontoon boats are not allowed on sites unless actively loading for the day.
Boat Launching & Mooring:
No boat launching anywhere in the campground (use the adjacent two-lane boat ramp). Do not leave boats unattended in the water for extended periods.
Appliances:
Outside auxiliary appliances are limited to one refrigerator or freezer up to 5 cubic feet.
Satellite Cables:
Satellite TV cables must be buried to accommodate mowing.
Vehicle Parking:
Restrict parking strictly to your designated site. Do not park on the grass without management approval.
Lawn Care & Maintenance:
Campers are required to weed-eat areas around their site that the mower cannot reach (around decorations, tables, grills, landscaping).
Prior Approvals Needed:
Management must approve all outside storage, installed lighting, and any digging prior to start.
Curfew:
Children must return to their campsite by dusk unless accompanied by an adult.
Structures:
No permanent structures may be built. Decks become campground property and must remain with the site if you leave.
Restrooms:
Flush only the provided toilet paper down the toilets.
Landscaping & Property:
Hard/soft landscaping materials (pavers, patio stones, bricks, retaining walls) must remain at the site upon departure.
Trash & Dumpsters:
DO NOT put fish or fish parts into the dumpster under any circumstances (grounds for immediate eviction without refund).
Site Cleanliness:
Do not leave trash, cans, or glass in fire rings. Do not leave cigarette butts on the ground. Do not hang items on deck rails when leaving.
Supervision Required:
Children must be supervised by an adult at all times in the following areas: playground, sandy swimming area, bathhouses.
Wastewater Handling:
NO wastewater may be dumped anywhere in the campground except at the designated dump station. Violators will be evicted immediately without a refund.
Guest Limit:
Seasonal campers are allowed four free guests per day. Additional guests are $5 per person, per day. Management must be notified of all guests immediately.
Prohibited Items & Activities:
Campers are forbidden from taking items from other campsites. | Disturbance of the peace or welfare of others will result in immediate eviction without a refund. | NO motorbikes or four-wheelers. | NO firing of fireworks or firearms.
Camper Usage:
No one may use your camper without a leaseholder present unless prior permission has been granted by management.
Speed limit and Golf Carts:
Electric and gas golf carts are permitted with proof of insurance. Drivers must possess a valid driver’s license, and passenger count cannot exceed available seating. Speed Limits: 15 mph on main roads; 5 mph everywhere else. Speeding results in one warning; a second offense will result in immediate expulsion without a refund. Watch for playing children at all times.
Quiet Hours:
10:00 PM to 7:00 AM.
Gate Keys:
Two gate keys are provided per lease. Lost keys cost $20 to replace.
Utilities Provided:
DJZ Properties, LLC provides water, electricity, and Wi-Fi from March 1st through November 30th only.
Electric Usage Billing:
Electric is independently metered. Payments are due within 15 days of billing. A $10 late fee applies after 21 days. Being late twice will result in a prepayment requirement for electric usage. The final bill received on/after December 1st has no grace period and must be paid immediately.
Removal Deadline:
Unrenewed campers must be removed by December 15th. After this date, a daily rate of $40 per night will apply until the unit is removed
End-of-Season Cleanup:
Campers must remove all personal items from their site at the end of the season. Sites must be left clean and tidy, with nothing left underneath the camper.
Site Capacity & Subleasing:
Only one unit is allowed per site. Subleasing campsites or campers is strictly prohibited.
Refunds & Transfers:
All seasonal leases are non-refundable (including for acts of God or government actions) and non-transferable.
Camper Sales:
Seasonal sites cannot be sold with your camper, and "For Sale" signs are not permitted anywhere in the campground.
Payment Due Date:
Full seasonal lease payments are due by March 1st.
Closed Months:
Camping is strictly prohibited during closed months (December through February). No generators are allowed in the campground at any time.
No Full-Time Residence:
Campsites may not be used as a full-time permanent residence.
Lease Period:
The seasonal lease runs from March 1st to November 30th.
